This calculator estimates the annual income needed to qualify for a mortgage at a specific home price by computing the full monthly housing payment (P&I + property taxes + homeowners insurance + PMI/MIP/annual fees), then dividing by standard debt-to-income guidelines for each loan type: Conventional uses a back-end-only DTI (43%/45%/50% depending on down payment), FHA uses a 40% front-end / 50% back-end guideline and takes the more conservative result, VA uses a 41% total DTI guideline (back-end only), and USDA uses a 29% front-end / 41% back-end guideline. Property tax and hazard insurance rates are county-level averages. PMI, MIP, and guarantee fees are applied using current published rates.
