How accurate is this calculator?

This calculator runs a 10-year side-by-side projection of two scenarios. The buy scenario includes monthly P&I, state-specific property tax and insurance, PMI when down payment is below 20%, plus annual property appreciation, mortgage interest tax deduction (using your tax bracket), and equity accumulation. The rent scenario assumes 2.5% annual rent inflation and growth on your unspent down payment at the savings rate you provide. Real outcomes vary with market conditions, maintenance costs (not included), HOA fees, and how long you stay. Use this for directional planning, not exact prediction.
