- Email address (only if you submit a form): when you opt in to receive our homebuyer guide library, we collect your email address and any optional information you provide (such as your first name).
Calculator inputs are NOT collected. All mortgage calculations on this website happen entirely in your browser; the numbers you enter are not transmitted to or stored by us. For mobile app data handling, see the Mobile App Data section below.
2. How We Use Your Information
- To understand how visitors use our site and improve calculator tools.
- To send you the homebuyer guides you requested and occasional related educational content.

- MailerLite — email list management for our homebuyer guides. MailerLite's privacy policy.
- PayPal — donations on our Donate page. Loaded only on the Donate page when you choose to donate. PayPal's privacy policy.
- GoDaddy — our web hosting provider.
- Stripe — payment processing for Pro website calculator subscriptions and Branded Mobile App orders. Stripe does not share full card numbers with us. Stripe's privacy policy.
- OpenAI — powers the Mo AI assistant within the Branded Mobile App. Questions you ask Mo are forwarded to OpenAI's API to generate a response. OpenAI's privacy policy.
- Apple App Store, Google Play, and Amazon Appstore — app store distribution platforms for the Branded Mobile App. Each platform has its own privacy practices governing app downloads and usage.
5. Your Rights
Depending on where you live, you may have the right to:
- Request a copy of personal information we hold about you.
- Request correction or deletion of your personal information.
- Withdraw consent for analytics cookies at any time.
- Unsubscribe from emails using the link in any email we send.

Mobile App Data

This section supplements the Privacy Policy above and describes data handling specific to the Branded Mobile App ("Branded App") and its users.
Branded App Subscribers (Agents and Lenders)
If you are a Branded App subscriber, we collect the information you submit during setup: your name, title, company name, contact information, uploaded photo, and brand color preferences. This information is used solely to configure and operate your branded app instance and is displayed to your clients within the app.
Clients Using a Branded App
The app you are using was configured and provided by the subscriber identified within it. Calculator inputs, saved scenarios, and app usage data are stored locally on your device and are not transmitted to or stored by Your Mortgage Toolbox. Questions you ask Mo, the in-app AI assistant, are sent through our server to OpenAI to generate a response; see the Mo section below.
Mo — In-App AI Assistant
Mo is powered by OpenAI. Questions you ask Mo are transmitted through Your Mortgage Toolbox's server to OpenAI's API to generate a response. Your Mortgage Toolbox does not log or retain the content of your conversations with Mo. OpenAI may retain API request data for up to 30 days for abuse monitoring purposes and does not use API inputs to train its models. We do not use your conversations with Mo to train any AI model.
