From the start, we pulled in state-level averages for property taxes, homeowners insurance, and closing costs so users could see a total payment estimate rather than just the loan payment. We&#8217;ve now made it a lot more accurate.<\/p>\n<p>Here&#8217;s what&#8217;s new.<\/p>\n<h2>County-Level Property Tax, Insurance, and Closing Cost Data<\/h2>\n<p>Before this update, our calculators used state-wide averages for taxes, insurance, and closing costs. For buyers in most major metro areas, those numbers held up reasonably well. For buyers in rural counties, smaller markets, or areas where local tax rates diverge sharply from the state average, the estimate could be off enough to actually matter.<\/p>\n<p>County-level data is now live across all 50 states. Pick your county, and the calculator pulls from local figures rather than a blended state number. Property taxes show the biggest improvement here since rates can vary widely even between neighboring counties in the same state. It also sharpens the closing cost and prepaid estimates, which have local components that a state average tends to smooth over too aggressively.<\/p>\n<p>If you&#8217;re buying in a major metro area, you might not see a big shift. If you&#8217;re buying in a rural county or somewhere with above-average tax rates, the update makes a real difference. What you get now is much closer to the loan estimate your lender will hand you at the start of the process.<\/p>\n<h2>Conventional, FHA, VA, and USDA Side by Side<\/h2>\n<p>You can now select your loan type and compare Conventional, FHA, VA, and USDA financing in the same calculator session.<\/p>\n<p>This is where buyers start paying close attention. The monthly payment difference between a conventional loan with private mortgage insurance and an FHA loan with its mortgage insurance premium can be more than most people expect. The cash-to-close gap between putting 3 percent down on a conventional loan versus using a VA benefit with zero down is even more eye-opening. These are numbers that belong in the conversation before you&#8217;re emotionally attached to a property, not after you&#8217;ve made an offer and are staring at a loan estimate for the first time.<\/p>\n<p>When buyers see both the payment and the cash-to-close next to each other across loan types, something clicks. Those two numbers move together, but not in the same direction for every program. Understanding that relationship changes how people think about which loan type actually fits their situation.<\/p>\n<h2>Change the Down Payment and Watch Everything Update<\/h2>\n<p>There&#8217;s also an adjustment feature that&#8217;s worth knowing about. Move the down payment on any loan type and the full picture recalculates on the spot: PITI, closing costs, prepaids, and cash to close all update in real time.<\/p>\n<p>This kind of scenario planning used to require a spreadsheet or a long phone call with a loan officer. Now you can work through it yourself before you&#8217;ve talked to anyone. What happens to my total cash needed if I put 5 percent down instead of 10? How does switching programs change my monthly payment? Those questions have answers you can find on your own, right now, for free.<\/p>\n<h2>Why Generic Calculators Keep Getting It Wrong<\/h2>\n<p>If you&#8217;ve used other mortgage calculators and then been surprised when the real numbers came back, there&#8217;s a reason. Most tools stop at principal and interest. They use national insurance averages, skip county-level tax data entirely, and don&#8217;t touch closing costs or prepaids.
