In that time, I&#8217;ve watched plenty of homebuyers walk into my office confident in what they would pay each month and the cost to close \u2014 only to find out it&#8217;s going to be way more than what those mortgage calculators on the web told them it would be. That conversation is never easy. And it doesn&#8217;t have to happen.<\/p>\n\n  <p>So I decided to run a test. I took a straightforward purchase scenario \u2014 one that represents a typical first-time buyer in Texas \u2014 and put it through the five most prominent mortgage calculator websites returned by a Google search for <em>&#8220;Mortgage Calculator.&#8221;<\/em> I then compared each calculator&#8217;s output to two actual verified lender quotes I obtained for the same scenario.<\/p>\n\n  <p>The results are educational. And sobering.<\/p>\n\n  <div class=\"wp-cs-callout\">\n    <strong>The bottom line, before we dig in:<\/strong> Every calculator got the principal &amp; interest payment right \u2014 that&#8217;s just math. But when it came to the full monthly payment and the total cash needed to purchase a home, four of the five popular website calculators fell well short. More critically, not one of them attempted to estimate closing costs or prepaid items. yourmortgagetoolbox.com, by contrast, came within 1% to 4% of two independent verified lender quotes on every metric it calculated. The five website calculators showed only the down payment as &#8220;cash to close&#8221; \u2014 leaving a buyer potentially <strong>$15,000 to $17,000 short<\/strong> of what they will actually need when they commit to buying a home.\n  <\/div>\n\n  <h2>The Test Scenario<\/h2>\n  <p>Every calculator was given identical inputs. The divergence shows up in taxes, insurance, and PMI. Two of the five website calculators completely omitted PMI despite this scenario having only a 5% down payment. That&#8217;s not a rounding issue \u2014 it&#8217;s a simple omission that should have been addressed when calculating the payment estimate. Those calculators are not giving you the whole picture, and that can cause serious sticker shock when you find your dream home and then apply for a mortgage loan. All five website calculators show only the down payment ($20,000) as the cash to close. They do not calculate closing costs. They do not calculate prepaids.
